Foundation Repair Cost Calculator
Crawl space foundation repair costs about $2,100 to $6,000 to sister or replace 6 sagging floor joists (typical about $4,050). Support jacks, encapsulation, slab, basement and pier and beam repairs price differently, so pick your foundation and repair below to price your own.

ESTIMATED COST RANGE
–
National estimate from published 2026 cost guides, not a quote. Real prices depend on your region, site and contractor. See how we estimate below.
How much does crawl space foundation repair cost?
Crawl space repairs are usually cheaper than slab or pier work because the crew can reach the framing from below. Published 2026 prices: replacing or sistering a damaged floor joist is $350 to $1,000 each, encapsulation is $3 to $7 per square foot (a basic job starts near $1,500 and the average is about $5,500), a vapor barrier film alone costs $0.05 to $0.60 per square foot for the material, and a drainage system is $600 to $1,800 plus $600 to $2,500 for a sump pump.
Support jacks or posts, sill plate and beam replacement are priced by the job in most quotes and we could not find a fetched 2026 price for them, so the calculator uses labelled assumptions for those. Lifting the house to reach the foundation is a different, much larger job (often $10,000 or more) and is not included. Choose crawl space above to price each repair.
How we estimate foundation repair cost
Prices come from Two Bros Foundation Repair's "Foundation Repair Cost 2026" (updated July 2026): crack injection $250 to $800 per crack, slabjacking $4 to $9 per square foot, steel push piers $1,500 to $3,500 and helical piers $2,000 to $4,000 each, pier swaps for pier and beam homes $1,000 to $1,600 each, wall anchors $800 to $1,500 each, crawl space joist replacement $350 to $1,000 each, sump pump installation $600 to $2,500 and permits $75 to $150. HomeCostLab's 2026 guide adds foam injection at $1,000 to $3,000, slabjacking jobs at $500 to $1,500 and wall anchors at $500 to $1,000. This Old House's 2026 guides give encapsulation at $3 to $7 per square foot, a drainage system at $600 to $1,800, a structural engineer report at $500 to $1,000, and Lawn Love (December 2025) puts an interior French drain at $40 to $100 per linear foot. We use those figures as published; the calculator combines drainage and a sump pump into one line ($1,200 to $4,300).
Our own assumptions, not published figures: support jacks or posts at $300 to $900 installed; vapor barrier installed at $0.75 to $2 per square foot (only the film material is published, at $0.05 to $0.60); sill plate or beam replacement at $60 to $200 per linear foot; the low end of polyjacking at $8 per square foot (the $25 high end is from an older InchCalculator guide); minimum job prices where none is listed; a 10% lower price for minor damage with easy access and 30% higher for severe damage or tight access; and the materials versus labor split (materials 15% to 40% depending on the repair, none for the engineer report and permit).
The typical figure is the midpoint of the low and high, not a statistical average. House lifting, regrading, replacing a whole foundation and repairing finishes such as drywall and flooring are not included. Frequently asked questions
How much does foundation repair cost?
Published 2026 guides put the average at about $5,000 for a single repair, most homeowners paying roughly $2,200 to $8,100, and complex jobs with many piers costing far more. By method, crack injection is $250 to $800 per crack, slabjacking $4 to $9 per square foot, push piers $1,500 to $3,500 each, helical piers $2,000 to $4,000 each and wall anchors $500 to $1,500 each. The calculator shows low, typical and high totals for your repair.
How much does crawl space foundation repair cost?
A crawl space repair usually costs less than slab or pier work. Replacing sagging floor joists is $350 to $1,000 each, encapsulation $3 to $7 per square foot, and drainage with a sump pump about $1,200 to $4,300. Pick crawl space in the calculator to price each repair separately.
Is crawl space encapsulation part of foundation repair?
Encapsulation (a sealed vapor barrier, sealed vents and usually a dehumidifier) controls moisture and does not itself fix a sagging floor or a cracked footing. Contractors often bundle it with structural repair because wet wood rots joists and sill plates. Price the two separately here and add them together.
What does a cracked foundation repair cost?
Injecting epoxy or polyurethane into a single crack costs $250 to $800 per crack, so a few cracks cost about $500 to $2,500. Wide, growing or stair-step cracks can signal settlement or a bowing wall, which costs far more to fix, so have a structural engineer look at them first.
How much does slabjacking or polyjacking cost?
Mudjacking is about $4 to $9 per square foot with a typical minimum job of $500 to $1,500. Polyurethane foam injection costs more, with published minimum jobs of $1,000 to $3,000 and up to about $25 per square foot. Both lift sunken concrete such as garage floors, patios and walkways.
How much do foundation piers cost?
Steel push piers are $1,500 to $3,500 each and helical piers $2,000 to $4,000 each, installed. Most homes need 6 to 12 piers, so a full job runs roughly $6,000 to $36,000 or more depending on pier type and count. Replacing piers under a pier and beam home is about $1,000 to $1,600 each.
Does the price include a structural engineer?
Only if you tick the box. A structural engineer report costs about $500 to $1,000 in published guides (up to $3,000 for complex sites) and is worth getting before you sign a large repair contract.
Is this a quote?
No. These are national estimates for planning. Region, soil, access, the extent of damage and the contractor change the real price.
