How much does mold removal cost?
Professional mold removal (remediation) costs about $1,200 to $3,750 for most homes, with an average near $2,300, according to This Old House's March 2026 guide using Angi data. Contractors price it at roughly $10 to $25 per square foot, so 50 sq ft is about $500 to $1,250, 100 sq ft about $1,000 to $2,500 and 200 sq ft about $2,000 to $5,000. A small patch can come in at $500 to $1,500, and a whole-house job at $10,000 to $30,000.
Attic mold removal cost is about $1,000 to $4,000, higher when insulation or wood framing is involved. Basement mold removal cost is about $500 to $3,000, and more for a finished basement or when waterproofing is needed. Crawl spaces run $500 to $2,000, bathrooms $500 to $1,000 and HVAC systems $3,000 to $10,000. Pick your location above to see each as a line item.
Fix the moisture source first, or mold can return. EPA's home guidance says to consult its remediation guide when mold covers more than about 10 sq ft, and many homeowners hire an experienced contractor for larger areas. This is a planning estimate, not an inspection.
How we estimate mold removal cost
Prices come from This Old House's "Mold Remediation Cost" (updated March 2026, using Angi data; checked October 2026): $10 to $25 per square foot, a small infestation at $500 to $1,500, and location ranges of attic $1,000 to $4,000, basement $500 to $3,000, bathroom $500 to $1,000, crawl space $500 to $2,000, HVAC system $3,000 to $10,000 and whole house $10,000 to $30,000. SERVPRO's September 2026 page (a franchise marketing page citing HomeAdvisor 2026 data) shows the same per-square-foot and location ranges and drywall repair or replacement at $1,000 to $2,900. Fixr (updated August 2025, so older) gives an independent mold inspection at $450 to $800, small leak repair at $150 to $350, roof leak repair at $400 to $2,500 and basement sealing or waterproofing up to $7,000. A Bob Vila guide, dated April 2024 even though its page footer shows 2026, puts materials at about 40% and labor at about 60% of remediation. We use those figures as published.
Our own assumptions, not published figures: the severity multipliers (0.8 for surface or light, 1.0 for moderate, 1.4 for heavy or hidden mold); minimum job prices for small areas ($500 to $1,500 in most locations, $300 to $600 in a bathroom, $10,000 to $25,000 for a whole house); default area sizes by location; a $300 to $700 post-removal clearance test; insulation replacement at $500 to $2,000; a dehumidifier at $200 to $1,500; the $1,500 low end of waterproofing; and the materials versus labor split of every add-on (remediation uses the published 40% materials).
The typical figure is the midpoint of the low and high, not a statistical average. Fix the moisture source first, or mold can return. For areas over about 10 square feet, EPA's home guidance says to consult its remediation guide, and many homeowners hire an experienced contractor. This is a planning estimate, not an inspection or health advice, and we re-check the data yearly.

Frequently asked questions
How much does mold removal cost?
Published 2026 guides put most professional mold removal at $1,200 to $3,750, with an average around $2,300. Pricing is typically $10 to $25 per square foot, a small infestation is $500 to $1,500 and a whole-house job $10,000 to $30,000. The calculator shows low, typical and high totals for your location and area.
How much does attic mold removal cost?
Attic mold removal costs about $1,000 to $4,000 in published 2026 guides. A small, easy-to-reach spot is at the low end. Cramped access, wood framing and insulation that has to be removed and replaced push it higher. Choose attic in the calculator and add the insulation option to see both lines.
How much does basement mold removal cost?
Basement mold removal costs about $500 to $3,000, and finished basements usually cost more than unfinished ones because drywall and flooring are involved. If water gets in repeatedly, sealing or waterproofing is separate and can run up to about $7,000. Choose basement in the calculator and add the moisture fix allowance if you need it.
How much does mold removal cost per square foot?
Contractors typically charge $10 to $25 per square foot, with an average near $18. Small jobs have a minimum price, so very small areas cost more per square foot, and heavy or hidden mold behind walls or under floors costs more.
How much does crawl space or bathroom mold removal cost?
Crawl space mold removal is about $500 to $2,000 and bathroom mold removal about $500 to $1,000 in published guides. Mold behind a vanity, tub or wall can cost more once drywall is opened up.
How much does mold in an HVAC system cost to remove?
HVAC mold removal is about $3,000 to $10,000 overall, depending on whether the system is cleaned or parts are replaced. Duct-only cleaning is quoted lower, around $600 to $2,000 in one guide. The calculator uses the HVAC system range as published and ignores the severity setting for it.
How much does mold testing or a clearance test cost?
A separate mold inspection is about $450 to $800 in the guide we checked (August 2025). A post-removal clearance test is not priced in the major guides we fetched; the calculator uses $300 to $700 as our own assumption from aggregator pages that disagree. Tick the boxes to add them.
