How we estimate roof replacement cost

Installed price per square foot comes from InchCalculator's "Cost to Replace Roof" guide (2026 average prices, checked October 2026), which lists installed prices per roofing square for each material: 3-tab asphalt $425–$825, architectural asphalt $450–$1,250, cedar shake $800–$1,430, steel $450–$1,700, aluminum $650–$2,100, tile $500–$1,800 and slate $1,200–$2,200 per square. We divide by 100.

Tear-off uses that guide's $100–$150 per square for one layer of shingles, multiplied by the number of layers you pick. The guide does not say whether its installed prices include tear-off, so we add it separately, which may overstate the total slightly.

The typical figure is the midpoint of the low and high, not a statistical average. The complexity setting adds 10% (moderate) or 20% (complex) to the roofing price. That adjustment is our own assumption, not a published figure. The footprint-to-roof conversion is plain geometry: footprint times the square root of 1 plus (rise/12) squared.

Figures are national estimates for planning, not quotes. Labor and material prices change, and we re-check the data yearly.

    Frequently asked questions

How much does it cost to replace a roof?

For a 2,000 sq ft roof, published 2026 installed prices work out to about $9,000 to $25,000 for architectural asphalt shingles, with metal, tile and slate reaching higher. Tear-off of the old roof is extra. The calculator shows a low, typical and high range for your roof size and material.

How do I find my roof area from the house size?

Multiply the footprint (the floor area under the roof, including garage) by a pitch factor. A 6/12 roof is about 1.12 times the footprint, 9/12 about 1.25 and 12/12 about 1.41. Overhangs and dormers add more, so measure the roof or a satellite image when you can.

    What is a roofing square?

One square is 100 square feet of roof. Roofers quote per square, so a 2,000 sq ft roof is 20 squares. Divide any per-square price by 100 to get a per-square-foot price.

    Is tear-off included?

This calculator adds it on top. Removing one layer of shingles is published at about $100 to $150 per square. Roofing over the old layer saves that cost where local code allows it, but it hides decking problems. Each extra layer adds to the tear-off.

Why is the range so wide?

Prices vary by region, roof pitch, number of valleys, chimneys and skylights, decking repairs and the brand and grade of material. Use the typical figure as a budget midpoint and the low and high as the likely spread, then get written quotes.

    Is this a quote?

No. These are national published ranges for planning. Your actual price depends on a roofer inspecting your roof. Nothing you enter here is saved or sent anywhere unless you use the quote request form below.
